Commission-free new building project in the 22nd district with a 4% return for investors

A construction project with 55 residential units and 26 parking spaces in the underground car park is being built in the quiet green area of ​​the 22nd district . Construction will start in August 2018. Completion is scheduled for January 2020.

The project: The project comprises 2 stairs / building units. Apartments ranging in size from 31 m² to 67 m² are being built in the building units. In addition to a practical floor plan, some of the apartments have an underground parking space, loggias, balconies or terraces.

The apartments (equipment): The apartments are supplied with heat by gas central heating. The windows and balcony doors are fitted with external shutters or external blinds, which can be operated manually, as sun protection.

The bathroom and toilet are tiled, the rest of the apartment has a 2-layer parquet floor. Loggias, balconies or terraces are equipped with weather-resistant concrete slabs.

The optional kitchen contains a standard kitchen block with sink and single-lever mixer, electric stove, refrigerator, dishwasher, extractor fan with convection, one to two-colored with smooth doors (depending on the space available) and a plastic splash guard.

The bathroom has either a shower or a bathtub and a washbasin with a single-lever mixer. A washing machine connection is available.

In the top floor apartments, the infrastructure is being prepared for retrofitting with split air conditioning units.

The area: The project is being built in a quiet, green corner of the 22nd district. The public transport connection via bus lines 22A, 86A, 87A and 95A in the immediate vicinity brings you quickly to the rapid transit railway or the U2 . Kindergartens, schools, doctors and pharmacies can be reached within 10 minutes. The Hirschstetten sports field and the Hirschstetten bathing pond are used for recreational activities and relaxation.

The prices:
The prices for investors are between € 137,000 and € 275,000.
The prices for owner-occupiers are between € 157,000 and € 313,000.
